Casa Domingo Remodel

This 1927 Spanish Mediterranean Revival house was completely remodeled while preserving all of its extraordinary architectural details, such as original Malibu tiles and original paint and tile murals.  The original plaster in the grand two-story foyer was brought back to life by the careful removal of layers of paint.  A hand-forged iron gate, custom-fabricated for the top of the gracefully curved stair railing, fits in as if it had always been there.

In the original Primary Bath and Powder Rooms, original tiles were repaired and refurbished, and the fixtures upgraded with new replacements to freshen up the rooms.  Another guest bathroom was refurbished using new tiles with historically accurate designs and colors.

To create an expanded second Primary Suite, an existing Jack and Jill bathroom was enlarged and converted into a sumptuous, tile-clad primary bath, with one of the connected bedrooms converted into a fully-customized walk-in closet.  A large air tub, Thermasol steam shower, tiled arches, and generous double vanity provide the ultimate in spa-like luxury and relaxation.

The kitchen, confined between two sets of staircases, was expanded to include the old laundry room, and further opened up to the adjacent family room with new arches, and to the backyard with new double doors.  The arched-top glass cabinet doors, Spanish-style tiles and hand-troweled plaster hood provide perfect complements to the remarkable original stately architectural details of the house.

Extensive work on the exterior of the home completed the transformation, providing a comprehensive makeover for the property.  The front property-line walls were reconfigured to provide a designated pedestrian entry from the side street, complete with tiled steps, an arched entry gate, a mail vault, and intercom system.  The existing entry porch steps and paving were completely redone, and now feature period-appropriate decorative tiles, as well as a more generous and well-proportioned scale.

To maximize outdoor entertaining, the property’s generous side-yard was reimagined as a resort-style luxury pool-cabana-dining-entertaining space.  The existing pool, resurfaced and with an expanded deck, was augmented with a new on-axis spa – all back-dropped with a new open-pavilion, Moroccan-style cabana, complete with fireplace and plentiful seating. An outdoor poolside shower allows for quick rinses, apres-swim. Nearby, a trellis-covered dining area accommodates a generously-sized table, with an adjacent firepit for pre-dinner cocktails, or post-dinner aperitifs.  A bar with counter seating facilitates casual courtside drinks and meals, which might be prepared in the expansive new outdoor kitchen. With a coordinated suite of appliances and storage, all dressed up in stainless steel and bright green enamel, the kitchen includes a state-of-the-art barbecue grill, built-in storage cabinetry, freezer-fridge drawers, and a countertop pizza oven.  Patterned terracotta pavers and decorative glazed tiles throughout add durability, character and period-appropriate detail.

A secluded garden towards the rear of the property offers an additional opportunity for more intimate gatherings.  This magical space, with its central gravel-lined circular firepit/seating area, is lusciously landscaped with fruiting trees and a fragrant chef’s garden. A hand-carved teak canopy daybed, outfitted in bright turquoise upholstery, invites guests to rest and relax. A nearby patio, with its refurbished original terracotta pavers and rustic brick fireplace, offers an additional spot for gatherings, now made conveniently more accessible from the home’s Conservatory, via a full battalion of sparkly new French doors.
